Austin Brown · Owner & Operator
Focused on three neighborhoods, for a reason.
I'm the owner and operator of Brookside Novation. I've spent my career studying creative seller strategies, and I focus exclusively on Waldo, Brookside, and Armour Hills because I believe these neighborhoods deserve agents who actually know them. The housing stock here — the craftsmen, the Tudors, the mid-century brick homes — rewards specific knowledge, not generalists.
How I work
The structure behind the brand.
Brookside Novation is the marketing brand I built, own, and operate. I'm a licensed real estate salesperson in Missouri, and all listings and transactions are conducted through Anchor and Bloom, my brokerage. A transaction coordinator at the brokerage handles paperwork and scheduling, which keeps my time focused on the conversations that actually matter — yours.
For the guaranteed cash-offer path, I work with vetted cash buyers who can purchase directly when speed or condition makes novation a poor fit. For novation deals, the home is listed on the open market like any other listing, and I or my team handle the marketing, showings, and end-buyer negotiations.
The thing I want every seller to understand: my compensation is structured into the deal, not deducted from your proceeds. The number we agree on is the number you walk away with.
Why these blocks
Waldo, Brookside, Armour Hills.
These are the neighborhoods I know best — the streets, the mature trees, the way each block has its own buyer pool. I'm not trying to be everywhere. I'm trying to be the right call here.
If you're considering selling a home in one of these three neighborhoods and you want an honest read on which path fits your situation — novation, cash offer, or traditional listing — that's exactly the conversation worth having.
A small step
What do you want to know before deciding?
No pitch, no pressure. A short call so you can size up whether this approach fits your home — and whether I'm the right person to work with.
